Knapp and Doris P/Knapp, his wife, to the under signed Trustee, dated July 16, 1957, and recorded in Deed Book 67* page 174, among the land records Of Rappahannock County, ‘Virginia, default having been made in the payment of the indebtedness tnereoy secured and having been requested so to do by the holder of the note evidencing the said indebtedness, the said trustee wiR offer for sale at public auction on the premises in Rappahannock County, Virginia on:

All that certain tract or parcel of land with buildings and improvements thereon and privileges and appurtenances therewith connected containing 1.39 acres, more, or less, lying, situate and being in Piedmont Magisterial Distrct, Rappahannock County, Virginia, about one and one-half miles southwest of Sperryville, Virginia, on the north side of the Lee Highway and bounded by said Highway, the lands of J. Allen Williams and others.

This is the same tract of land conveyed to the said R. V. Snead, Trustee, by the said Edward L. Andrews and Thresa V. Andrews, his wife, by deed of trust, a reference to which is hereby made for a more complete and accurate description of the same. The real estate hereby conveyed is further described by a plat and survey and deed from J. Allen Williams and wife to the said Edward L. Andrews and Thresa V. Andrews recorded in said Clerk’s Office in Deed Book 50 at page 284 and 286, a reference to which is hereby made. Also the spring lot described as “Beginning at (1) in plat which ’is 157 feet by the road from the main tract, en .iron rod driven on the west side of the road thence South 51*:15r West 30 Feet to (2) and iron rod driven on the’ west side of a branch thence' South 76‘ West 63 Feet (3) to a leaning apple tree, thence North 30 West, 20 Feet to (4) an elm tree, thence North 71* East 92 Feet to (6) crossing the branch and passing by an apple tree, to a stake on the west side of? the aforesaid Road thence with the; west side of said road 20 Feet to the Beginning and Containing 1/20 of an ACRE. And being the same land conveyed to Harry A. Shockey by R. V, Snead, Trustee, by deed dated July 20, >1950, and duly recorded in the Clerk’s Office of the Circuit Court of Rappahannock County in Deed Book 54 at page 161, a reference' to which is hereby made for a more complete and accurate description of said land, and being the same identical land conveyed by Harry A. Shockey and Florence E. Shockey, his wife, t6 the parties of the first part by deed of even date therewith and recorded among the said land records Contemporaneous with this trust. < TERMS OF SALE: Cash . A deposit of ten percent (10 %) of the amount of the sale will be required to be paid by the sucessful bidder at the time of sale. Failure to post said deposit shall invalidate the bid and the sale shall then continue. Terms of sale to be complied with within ten (10) days from the date of sale or the property will be re-sold at the cost of the defaulting purchaser. AH interest and taxes to be adjusted to the date of settlement All costs of conveyancing, examination of title, Federal revenue stamps and notary fees to be at cost of purchaser. •
