TRACT NO. It All that certain tract or parcel of land acquired by William F. Moffett frojn J. W. Huffman, bachelor, by deed dated and recorded in the aforesaid Clerk’s Office on November 1, 1918, in Deed Book 29, page 96, wherein said tract of land was described as follows: “That certain tract of land lying and being situate in the County of Rappahannock, State of Virginia, Wakefield Magisterial District, about 4 miles South of the Town of Flint Hill, Virginia, containing 233% A., more or less, and adjoining the lands of B. F. Sedwick, Mrs. Susie J. Millan, John M. Cooksey, Miss J. M. Huffman and the dower lands of Mrs. Senora Huffman. It is distinctly understood that this conveyance is by the tract and not by the acre. The said J. W. Huffman hereby conveys all rights of way and water rights together with all other easements now used or enjoyed by him which he may have the right to convey.”
TRACT NO. 2: All that certain tract or parcel of land acquired by William F. Moffett from Joseph D. Huffman, by deed, dated March 23, 1926 and recorded March 24, 1925, in the aforesaid Clerk's Office, in Deed Book 32, page 529, wherein the same is described as follows: “Lot No. 3, assigned to J. D. Huffman. Beginning at figure 11a stone a corner to Miss J. M. Huffman in the Main Division and also a corner to Lot No. 2, thence with her line N 32% E a stone on top of a Hill at figure 1, a corner to W. F. Moffett, thence with his line, N 88 W 83.5 poles to an angle in a stone wall a corner to J. W. Huffman “Best Land” now Moffetts Land, thence still with the same line continued 39.5 poles to figure 3, making a total of 123 poles to a gate post at the corner of Garden, thence along the East side of said Garden, S 9 W 6 2/10 poles to the corner of the Garden at Figure 4 thence N 86 3/4 W 36 6/10 poles to a dogwood and stone pile at the edge of Mt. at figure 6, thence N 33% W 89 pooles to a cherry tree at figure 6, thence S 9 3/4 W 85 poles to a chesnut at figure 7, a corner to Mrs. King, thence with her line S 65% E 1365 feet to figure 5 a stone a comer to Lot No. 1, thence with Lot No. l’s line N 63 E 83.5 feet to a large locust stump in stone wall at figure 6, thence with stone wall N 41% E 112 feet to figure%7 to a point in stone wall at the big bend in same, N 10 E 82 feet to figure 8, an angle of stone wall at the comer of orchard S 73% E 157 feet to figure 9, a stake on S. W. on Road at the corner of the yard with orchard line, N 15% E 147.5 feet to a stone at figure 10 on the S. W. side of Road, S 71% E 296 feet to a stake in a stone at figure 11, S 16 E 102% feet to figure 12, a white stone on stone wall, S 16% W 931 feet to figure 1 a stone in Barn Yard a comer to Lot No. 2, thence with Lot No. 2’s line, S 88 E 702 feet to an angle in stone wall at figure 16, N 63 E 71 feet to figure 16 angle in stonewall, S 33% E 70 feet to figure 14 angle in stone wall, S 6014 E 216 feet to figure 13 a planted stone, N 2614 E 571 feet to figure 12, a stone on the S. W. side of a branch, 8 32% E 341 feet to the Beginning Containing 57.66 Acres.”
The tracts or parcels of land are thp same and identical lands acquired by William F. Moffett, Jr. from Louemma C. Moffett, by deed, dated and recorded March 21, 1949, in the aforesaid Clerk’s Office, in Deed Book 51, at page 432.
