A conservation easement is a voluntary legal agreement between a landowner and a government agency or a non-profit conservation organization that protects the conservation values of a property. Most easements place permanent limits on the future development of the property to protect these values. The landowner continues to own, use and control the land.
The Nicklin tract is 90 percent forested and contributes to a large unfragmented forested acreage in the area. Much of the property is visible from U.S. Route 211 and South Poes Road, contributing to the scenic viewshed of the Amissville area and the easter^gateway to Rappahannock County.
Si^ral streams originate on the property that flow to the Rappahannock River one mile to the north. In addition, Jefferson Mountain is one of the few’ small mountains, or what geologists call monadnocks, rising from the Piedmont peneplain that remain undeveloped in the area.
