The designation of these areas and the regulations ' for development (zoning in these areas) would be proposed by this commission after recommendations from various state agencies and local governments and after public hearings. An expected amendment to this bill provides that the General Assembly must approve any action of the commission before any such action becomes final.
I THINK this is a reasonable approach to preserving certain specified areas. It is not a statewide land use control bill. The counties and cities will still make the zoning and other regulatory decisions on land as they now do, except for the particular, designated areas.
