deed dated December 2, 1908, and recorded in Deed Book Y, page 33, of the Clerk’s Office of Rappahannock County, Virginia, and further described in a certain deed from Albert Lee Fletcher to Maria S. Timbers Fletcher dated October 26, 1956, and recorded in Deed Book 06, page 54, of the Clerk’s Office aforesaid.

SALE ON THE ' 30VE REAL ESTATE SHALL BE SUBJECT TO THE APPROVAL AND CONFIRMATION BY THE COURT.

TERMS OF SALE: Cash. 10% of the purchase price on the day of sale to be paid by the successful bidder and the balance in cash on or before ten (10) days after the date of the sale, during which time the purchasers will be allowed to examine title to said real estate. In the event of resale, the 10% deposit paid by the defaulting purchaser shall be retained by the Court as liquidated damages.
