on all that certain parcel of land George Bedford died, seized and possessed of located in Gid Brown Hollow and Hampton Magisterial District, Rappahannock County, Virginia, and is further described as all that certain tract or parcel of land containing 24 acres more or less; and being a part of a larger tract conveyed to George Bedford and Thomas Poles by deed from G. H. Brown et us, recorded in the Clerk’s Office of the Circuit Court of Rappahannock County, Virginia, on December 19, 1882, in Deed Book “Q" page 76; and thereafter partitioned by the said Thomas Poles and George Bedford as recorded December 19, 1882. in the said Clerk’s Office in Deed Book “Q” page 77; save and except 21 acres thereafter conveyed to B. R. Miller by deed from George Bedford et ux. recorded June 8, 1895, in said Clerk's Office in Deed Book “T”, page 293.

Sale of the above property shall be subject to the approval and confirmation of the Court.

TERMS OF SALE: CASH. 10% of the offered purchase price shall be enclosed in each sealed bid, and the balance in cash on or before ten days after the date of acceptance of the highest sealed bid, during which time the purchaser shall be allowed to examine title to the said property. In the event of resale, the 10% deposit paid by the defaulting purchaser shall be retained by the Court as liquidated damages. It is further ordered that all said purchase money be deposited to the credit of the Circuit Court of Rappahannock County, Virginia, Chancery Cause #2454, in the Flint Hill Branch of the Citizens National Bank of Front Royal, by the purchaser of said real estate, and taking from said bank a certificate or certificates showing said deposit or deposits to be delivered to the Clerk of the Court.
