Wade Jenkins, on the southwest side of State Secondary Route No. 621, leading from U. S. Route 622 near Woodville
to State Route 231 at Buckner’s Comer, in Rappahannock County, Virginia, on

All that certain farm containing 44 acres, more or less, bounded by said State Secondary Route No. 621, the lands of Varner, Fincham and others. This tract has a good dwelling house and outbuildings thereon. II. All that certain tract of land containing 210 acres, more or less, bounded by said State Secondary Route No. 621, the lands of Varner, Gilbert Fincham and others. This tract also has * good dwelling house and farm outbuildings thereon. III. The dale of the real estate will be in gross and not by the acre and will be subject to any visible easements or rights of way or those of record. The real estate may be inspected or viewed by any interested persons before the date of sale and inspection of either house may be arranged by prior appointment.
Complete possession of Tract No. 1, containing 44 acres, will be delivered immediately upon sale. Tract No. H, containing 210 acres, will be sold subject to the following: (1) . The occupancy of the dwelling house, garden, and outbuildings connected therewith will be retained by Robert Jenkins until Dec. IS, 1955. (2) . The right to grace 8 cows, 4 hogs, 2 horses on a 40 acres field known as the “Bam Field” is reserved by Robert Jenkins together with the right to have 50 chickens on said farm and to obtain firewood from the mountain on said premises for the use of said Robert Jenkins, until Dec. 15, lt>55. (8). The right to cultivate and harvest a com crop on a two (2) acre field, now plowed, *will be reserved by Robert Jenkins until Dec. 15, 1965. It is agreed that upon request of the purchsser of either of said tracts of real estate that the underaigned will enter into an agreement for the sale of the land and deposit the purchase price in escrow until one year after the death of J.
