AT THE FRONT DOOR OF THE COURTHOUSE IN IN WASHINGTON, VIRGINIA Pursuant to the provisions of a deed of trust executed by John J. Lipko and Suzanne L. Lopko, husband and wife, to James W. Fletcher, Trustee, said deed of trust being dated February 8, 1974, and recorded February 26, 1974, in the Clerk’s Office of the Circuit Court of Rappahannock County, Virginia, in Deed Book 110, at page 133, to secure the payment of a debt therein described, default having been made in said Deed of Trust by virtue of a violation of the conditions imposed therein authorizing the holder of the note to declare the entire indebtedness due and payable, the undersigned, James W. Fletcher, Trustee, having been requested to act by the holder of said obligation, will offer for sale at public auction, to the highest bidder or bidders, at the front door of the Court House, in Washington, Virginia, on Friday, September 13* 1974, at 10 A.M. (DST), the following property, to-wit: “Tract #1: Beginning at a stake in orchard a short distance from an apple tree in a northeastern direction, thence South 82-1/2 West 5.89 chains to a point in road leading from Rock Mills to Washington, and passing a small locust tree on the edge of said road on said Carter’s land, thence with said road South 31-1/4 East 6.47 chains to a point in said road thence North 58-3/4 East 5.37 chains to a stone in a field, thence North 31-1/4 West 4.25 chains to the beginning in area three acres, according to a survey made by J. E. Sutphin, Surveyor, June 17th, 1908.” LESS AND EXCEPT 0.02 of an acre conveyed to the Virginia Department of Highways as set forth and recorded in the Clerk’s Office of the Circuit Court of Rappahannock County, Virginia, in Deed Book 93, at page' 702, and in State Highway Plat Book No. 1, page 203.
