All that certain tract of land, situate, lying and being in the Harris Hollow of Hampton Magisterial District, Rappahannock County, Virginia, containing 84 acres, more or less,, known as the “Andrew Flurry Farm”, adjoining‘John A. Keyser, Joseph W. Keyser, State Secondary Route No. 622, and others, being the same land acquired by Andrew Flurry as follows: Tract No. 1 contains 10 acres, more or less, and Tract No. 2 contains 20 acres, more or less, and was acquired by Andrew Flurry from W. J. Almond and Annie Miller Almond, by deed dated July 8, 1944, and recorded July 28, 1944, in the aforesaid Clerk’s Office in Deed Book 46, page 112. Tract No. 3 contains 64 acres, more or less, and was acquired by Andrew Flurry from W. J. Almond and Annie Miller Almond* by deed dated and recorded April 4, 1945, in the aforesaid Clerk’s Office in Deed Book 46, page 464.
The property will be sold in gross and not by the acre and is subject to any existing easements or rights of way or those of record.
Sale of the 54 acre tract hereinabove described will be subject to the lien of a first deed of trust in the amount of $750.00 due Miss Annie Miller Almond, an which there will be a balance due of Five Hundred Ninety-Three and 99/100 Dollars ($593.99) including interest to the date of sale, interest thereafter to accrue at the rate of 6% per annum. Said obligation Is due on demand and bears 6% interest. Said deed of trust securing the loan to Annie Miller Almond is recorded in the aforesaid Clerk’s Office in Deed Book 52, page 439, reference thereto being hereby made.
