TRUSTEE’S SALE OF VALUABLE
IMPROVED REAL ESTATE
UNDER AND BY VIRTUE OF that certain Deed of Trust dated April 30, 1974, recorded in the Clerk’s office of Rappahannock County, Virginia, in Deed Book 110 at Page 733, on May 3, 1974 from Clarke Realty Company, Inc., a Virginia corporation, to the undersigned Trustee, there having been a default and the Noteholder having directed execution thereof, the undersigned will at 11:00 AM on Thursday, June 19, 1975, in front of the County Courthouse at Washington, Virginia, sell by way of public auction to the highest bidder the land conveyed by said Deed of Trust, the same being therein further described as follows:
Situate, lying and being on the southeast side of State Highway Route No. 642, about one mile west of Amissville, in Jackson Magisterial District, Rappahannock County, Virginia, and according to a survey made by J. H. Harris for Ross & France, Ltd. on March 20, 1974, described as follows:
Beginning at an iron pipe set in the southeasterly right of way line of Virginia Route 642 & 611 as shown on attached plat which is part of this description; thence departing Route 642 and with a new line through the Goode property, S. 04-00-40 E. 1148 .18 feet to a large white oak referenced by an iron pipe set at its base, and being a corner to the Charles W. Howe property; thence with Howe and generally with a fence line, S. 80-01-57 W. 421.71 feet to an iron pipe set; thence with a new line through the Goode property, N. 22-5-56 W. 1142.39 feet to an iron pipe set in the aforesaid southeasterly right of way line of Virginia Route 642; thence with $aid right of way the following courses and distances: N. 67-09-04 E. 93.97 feet to an iron pipe set; N. 75-34-21 E. 147.27 feet to an iron pipe set; N. 72-06-29 E. 98.41 feet to an iron pipe set; N. 7801-09 E. 98.42 feet to an iron pipe set; N. 83-56-37 E. 247.32 feet to an iron pipe set; N. 82-08-24 E. 114.62 feet to the point of beginning, containing 16.1406 acres.
TERMS OF SALE: Cash, with a bidder’s deposit of Ten per cent (10%) of any bid at time of sale and balance upon tender of Special Warranty Deed. Settlement to be held within fifteen (15) days from date of sale in the offices of the attorneys for the Noteholder. In the event of resale, the same shall be at the cost of the defaulting purchaser. Examination of title, conveyancing and recording fees, Grantor tax, and 1975 County taxes shall be at the expense of the Purchaser. Conveyance will be subject to existing first Deed of Trust.
