of

VALUABLE TRACTS OR PARCELS OF LAND IN

HAMPTON MAGISTERIAL DISTRICT,

RAPPAHANNOCK COUNTY,

VIRGINIA on the premises back of Pine Knot Inn and on the east of U. S. Route 211 between Washington and Sperryville, Virginia.

Pursuant to and by virtue of a Decree of the Circuit Court of the County of Rappahannock, Virginia, made and entered on February 13, 1973, in the partition suit therein pending under the style of Havanna Grigsby Jeffries, et als. vs. Alethia Grigsby, et al., the undersigned, Mildred Fletcher Slater, Special Commissioner, will offer for sale at public auction to the highest bidder or bidders, on the premises, the following described tracts or parcels of land, to-wit:

I. "A certain piece or parcel of land in Rappahannock County, Virginia, Hampton Magisterial District. . .containing 5.48 acres, more or less”...and adjoining the land of Leroy and Alice Porter near the Covington River.

The said land is described as Lot 4 of the Daniel Russell Estate according to a plat of J. E. Sutphin dated 1918 and recorded January 10, 1919, in the Clerk’s Office of the Circuit Court of Rappahannock County, Virginia, in Deed Book 29, at page 161.

II. “A lot or parcel of land situate in Hampton Magisterial District lying on the Covington River between Washington and Sperryville and containing 2.87 acres and also known as Lot 08 in the division between the heirs of Lindsey Grigsby, Sr.” Said land is described in a survey and plat made by Samuel F. Rixey, Surveyor, recorded January 2, 1937, in said Clerk’s Office in Deed Book 40, at page 406.

III. All that certain piece, tract or parcel of land near Lee Highway between Sperryville and Washington containing 8 acres, and known as “Lot 13” as set forth on the plat and survey of S. F. Rixey, Surveyor, recorded in said Clerk’s Office as aforesaid in Deed Book 40, at page 406. LESS AND EXCEPT: a portion thereof containing 2 acres from the front of Lot 13 conveyed by David Grigsby to Joseph Holland and Lilly Holland by deed dated April 17, 1945, and recorded April 19, 1945, in said Clerk’s Office in Deed Book 45, at page 481. TERMS OF SALE:

CASH - Ten per cent (10%) of the total purchase price shall be paid to the Farmers and Merchants National Bank, Flint Hill office, General Receiver of this Court to the credit of this cause and the deposit receipt delivered the Special Commissioner on the day of sale, and the balance of the sale price shall be paid said General Receiver and the deposit receipt delivered the Special Commissioner within ten days after the date of sale. Sales of the above tracts shall be subject to the approval and confirmation of the Court.
