Two Tracts containing 2-1/4 Acres and 31 Acres more or less respectively in Jackson Magisterial District, Rappahannock County, Virginia.

Located on Route 729 and 640, six miles east of Washington, Virginia, and two miles from Laurel Mills in Rappahannock County. The 31 acres, more or less, has frontage on both roads.

Pursuant to the terms of a Decree entered on the 30th day of September, 1974, in the Circuit Court of Rappahannock County, Virginia in the Chancery cause of Alice Garlene Smith, et al, vs. Gregory Lewis Smith, et als. The undersigned Special Commissioner will proceed to offer at public auction in front of the Rappahannock County Courthouse, Washington, Virginia, on

AT 11:00 O’CLOCK A.M.

All those two tracts of real estate containing 2-1/4 acres and 31 acres more or less respectively, as described above and being the real estate which was owned by Frank Lewis Smith, deceased.

Each tract of real estate will be sold separately..

The 31 acre, more or less, tract is improved by an attractive six-room twostory dwelling house with electricity, two barns, a hen house, and other outbuildings. There is a spring and stream on the real estate. This property has wire and split rail fencing and some cross fencing. The 2-1/4 acre tract is partially fenced.

TERMS OF SALE

A bidder’s deposit of 10% of purchase price to be paid on the day of sale as to the 31 acre, more or less, tract and a bidder’s deposit of 10% of purchase price as to the 2-1/4 acre tract, the balance of the purchase price to be paid upon delivery of the Deed as soon as the sale is confirmed by the Court.
