ADVERTISEMENTS FOR BIDS Pursuant to a Decree of Sale entered in that certain Chancery cause in the Circujt Court of Rappahannock County, Virginia, entitled Philippotis v. Charalambous, et cl., Chancery No. 2643, the undersigned as Special Commissioners of Sale will accept bids in writing, with reserve, for the purchase of a certain parcel of land, containing 25.05 acres more or less, located in the Piedmont Magisterial District, Rappahannock County, Virginia, leeallv described as follows: Beginning at a point, a corner common to the lot previously conveyed to C. Chiladakis, the lot hereby conveyed and the land retained by Allison (said point being S 26 29’ E 210.58’ from a designated point on said plat), thence running with the land of Allison S 26 29’ E .10.62’, S 37-05 E 923.27’ to a point in the line of Miller, a new corner; thence with Miller, fence lines, S61 17’ W 1084.87’, N 38-35 W 173.71’, N 35-05 W 246.69’ to a point9 in the center of Rt. 600, thence with the center of the road N 13 18’ W 243.16’, N 15-05 W 255.05’, N 24 38 W 153.18’ to a point in line with a fence on the past side: thence leaving the road and running with the Alther, Racer and Clatterbuck lots, N 51 05’ E 295.19’ to a fence comer, N 33 29’ W 163.90’ to an iron pin, thence with the lines of the land heretofore conveyed C. Chiladakis S 88 47’ 02” E 687.18’ to the point of beginning and containing 25.05 acres, more or less. The tract or parcel of land hereby conveyed is a part and parcel of a larger tract of land acquired by the parties of the first part hereto from William D. Trumbull and Nancy D. Trumbull, husband and wife, by deed dated May 20, 1969, and recorded June 2, 1969, in the aforesaid Clerk’s Office in Deed Book 94, at page 706. Reference is hereby made to the aforesaid deed and to the references therein contained, as well as to the plat and survey made by J.I. Covell, C.L.S., on August 15, 1969, attached hereto and made a part hereof, for a more complete and accurate desscription of the tract or parcel of land hereby conveyed. TERMS OF SALE: Cash. Principals Only. All bids are to be in writing and accompanied by an earnest money deposit of at least One Thousand Dollars ($1,000.00). Sale is to be free and clear of existing liens of record; taxes are to be prorated as of the date of settlement; purchaser is to have ten (10) days in which to examine title; costs of title examination, conveyancing, recording fees and all recording taxes are to be at the expense of purchaser; all bids received are subject to the approval and confirmation of the Court.
