AT A REGULAR MEETING OF THE BOARD OF SUPERVISORS OF RAPPAPHANNOCK COUNTY, VIRGINIA HELD ON THE 5th DAY OF MAY, 1968, THE FOLLOWING AMENDMENT TO THE SUBDIVISION ORDINANCE OF RAPPAHANNOCK COUNTY, VIRGINIA WAS PROPOSED BY THE RAPPAHANNOCK COUNTY PLANNING COMMISSION FOR ADOPTION BY SAID BOARD OE SUPERVISORS.
WHEREAS, the Council of the Town of Washington, Virginia, has requested by resolution adopted on the 26th day* of February, 1968, that the area of the County within a distance of two miles from the corporate limits thereof be covered by the provisions of the 1962 Subdivision Ordinance of Rappahannock County, as amended; and,
WHEREAS, the Rappahannock County Planning Commission has approved such requests by said Town Council and has proposed an amendment to said subdivision Ordinance ns hereinafter stated; and,
WHEREAS, the Board of Supervisors, at its regular meeting held on the 6th day of May, 1968, adopted the following resolution pursuant to the provisions of Title 15.1, Chapter 11, Article 7 of the 1950 Code of Virginia, as amended.
BE IT RESOLVED that the Board of Supervisors of Rappahannock County, Virginia does hereby propose for adoption at its next regular meeting to be held on the 7th day of June, 1968, the following amendment to the subdivision Ordinance of Rappahannock County, Virginia; and,
BE IT FURTHER RESOLVED that the Board directs the Clerk to give proper notice, in the Rappahannock News, o»f its intention to pass said amendment at its Regular June Meeting, to be held on June 7, 1968, pursuant to Section 15.1-431 of the 1950 Code of Virginia, as amended.
PROPOSED AMENDMENT TO THE SUBDIVISION ORDINANCE
Rappahannock County, Virginia
WHEREAS, an ordinance to regulate the subdivision of property into lots, streets, alleys and other public areas, to provide for the making and recording of plats of such subdivisions and the certification of same and provide for the approval of plats was adopted and passed by the Board of Supervisors on the 3rd day of January, 1962, for the county aforesaid, and amended the 25th day of April, 1964; and,
WHEREAS* by the act known as the Planning, Subdivision of Land und Zoning Act found in the Code of Virginia 1950, as amended, Title 15.1, Chapter 11, Article 7, the Board of Supervisors of Raj pahannock County is authorized to adopt and amend said ordinance; therefore,
BE IT ORDAINED by the Board of Supervisors of Rappahannock County, that Section 1 of the Subdivision Ordinance of Rappahannock County, he amended and reenacted as follows: 1-1 PURPOSE. The purpose of this ordinance as amended is to establish certain subdivision regulations, standards and procedures for the subdivision of land within the unincorporated portions of Rappahannock County, Virginia, and such of its environs as come within a distance of two (2) miles from the corporate limits of the incorporated town of Washington, Virginia, as provided for bv Section 15.1-468, id the 1959 Code of V'irginia, as amended.
These are part of a long range plan to guide and facilitate the orderly beneficial growth of the community, and to promote the public health, safety, convenience, comfort, prosperity and general welfare. More specifically, the purposes of these standards and procedures are to provide a guide for the change that or- . curs when lands anil acreage hecum'e urban in character as a result of development for residential, business or industrial purposes, to provide assurance that the purchasers of lots are buying a commodity that is suitable for develoj ment and use; and to make possible the provision of public services in safe, adequate and effiuent manner. Subdivided land sooner or later becomes i* public responsibility m that roads and streets must be maintained and numerous public services customary to urban areas must be provided. This onli nance assists the county in meeting these responsibilities. This ordinance is known and may be cited as the “Subdivision Ordinance of Happahaii nock County” or the "Rappahannock County Subdivision Ordinance."
