Simmonds, dated the 26th day of July, 1970, and recorded in the Clerk’s Office of Rappahannock County, Virginia, in Deed Book 98, page 97, default having been made in the payment of the indebtedness, the undersigned will offer for sale at public auction onFRIDAY, OCTOBER 27, 1972 at 11:00 a.m., AT THE FRONT DOOR OF THE COURTHOUSE IN WASHINGTON, VIRGINIA That certain tract or parcel of land, with all buildings and improvements thereon and appurtenances thereunto belonging, situated, lying and being in Hawthorne Magisterial District, Rappahannock County, Virginia, as set forth on a plat and survey of Curry T. Guinn, Jr., Certified Land Surveyor, dated November 1-2, 1955, and recorded in Deed Book 64, page 288, of the Clerk’s Office of Rappahannock County, Virginia, and described as follows: “TRACT OF 13 ACRES: Beginning at ‘M’ a stake in a pile of rock on the northeast side of a branch and running with Weldon Sisk’s line, N. 44 deg. W. 130 ft; N. 33-1/4 deg W. 185 ft.; West 25 ft. (crossing branch); N. 48 deg W. 75 ft.; N. 32-1/2 deg. W. 285 ft. to ‘N’, the intersection of the rail fences on the southwest side of the branch; thence, along a rail fence, N. 27 deg. E. 925 ft. to ‘O’, a planted rock; thence, with Oscar Sisk’s line, S. 45 deg. E. 585 ft. to ‘P’, another planted rock; thence, along a ridge from which an old rail fence has been removed, with Weldon Sisk’s line, S. 22-1/4 deg. W. 1020 ft. to the beginning and containing 13 acres.” TWENTY FOOT (20’) RIGHT OF WAY: Twenty feet in width, that is to say, ten feet (10’) on either side of the following centerline, as surveyed by said Curry T. Guinn, Jr., Surveyor, towit:
“Beginning at a point in the center of the bars at the termination of Route No. 681 (said point beginning N. 53-1/2 deg. W. 390 ft. from ‘A’ on plat) and running; N. '50 deg. E. 20 ft.; N. 33 deg. W. 140 ft.; N. 18 deg. W. 255 ft.; North 130 ft.; N. 20 de|. W. 245 ft.; N. 36 deg. W. 150 ft.; N. 15 deg- W. 105 ft. to a point N. 22-1/4 deg. E. 50 ft. from ‘M’ on plat.” The tract or parcel of land herein described is the same land which was conveyed to Ronald E. Simmonds by deed from John P.
