tions and government. The percentage of land held by these types of owners is about the same, husband-wife, 55%, single 23%, partners 11%, and others about 11%.
The survey was based on a sample of parcels. All 139,117 acres of land outside the Shenandoah National Park were included in the survey and every parcel, regardless of size had an equal chance off being in the sample.
Less than half of the owners of land in Rappahannock are residents, but they own more than half the land. About half the owners are non-residents who own much less than half the land. A few owners are not classified by residency; they are corporations, institutions or estates. These “residence unclassified” represent 7% of the owners and 8% of the land.
Fifty-three per cent of the owners of Rappahannock County parcels live outside the county, but they own only 42% of the land. The difference between the portion of owners and the proportion of land held by non-residents would be even greater were it not for the fact that one non-resident owner holds over 8,500 acres, nearly 5% of the non-park land and almost 10 per cent of the acres the Census would define as land in farms.
Some perspective on the absentee owners is obtained if freJtnow that two-thirds of the non-residents live in northern Virginia. These “near-by” residents own nearly four-fifths of non-resident held land.
