As one might expect, land tends to be owned by older persons. Of the owners reporting age, 63 percent are 45 and older, holding 87 per cent of the land. Owners 55 and older, 37 percent, own 69 percent of the land.
THE accumulation of an estate, including land, is usually related to income which rises with age. Even the acquisition of land through inheritance or gift tends to increase with age.
Age of owner is also useful in predicting one source of land ownership transfers. With the present age structure of owners in Rappahannock, one could expect that two percent of the land in the county would transfer through the death of the current owners each year.
Owners of land in Rappahannock reported a generally high level of education. Twenty-two per cent reported 17 or more years of formal schooling.
Ownership of land should imply an attachment to and interest in the community in which the land is located. The survey asked owners to rate Rappahannock’s schools, roads, recreation and other services. The purpose of the question was not merely to obtain the ratings, but to discover if the respondents had an opinion at all.
