(Continued from Page 1) that a significant portion of the Sperryville area is either flood prone with a very shallow water table, extremely poor drainage and poor septic characterictics (23 per cent) or excessively steep and very rocky with poor drainage (16 per cent). It notes, however, that completion of the Sperryville sewer system will have a positive effect on the community's building suitability by diminishing the significance of drainfield characteristics.

All of the soils in the Chester Gap study area are classified as either fair or poor for building suitability. The southern and eastern portions (57 per cent) pose "severe constraints to building due to the excessively steep slopes (greater than 25 per cent) poor drainfields and shallow or exposed bedrock." according to the report. The study’ concludes that Chester Gap< is the only one of Rappahannock's villages "showing very little potential in the future land use scheme."
