The undersigned, as the Executor of the Estate of Robert Lee Miller, deceased, will offer for sale at public auction on the premises beginning at 1:00 P.M., Eastern Daylight Savings Time, on
SATURDAY, JUNE 6,1964
the following real estate and personal property:
(a) FARM: That valuable farm near Ben Venue in Rappahannock County, Virginia, fronting on Route 729, containing approximately 520 acres of land, it being the farm upon which the late Robert Lee Miller and his ancestors and kin lived for many years;
(b) PERSONAL PROPERTY: The articles of household and kitchen furniture and fixtures contained and used in the household at the time of Mr. Miller’s death, including, but not confined to, stoves, beds, refrigerator, china and glassware, silverware, picture frames, chairs, wheel chair, television, bureau, kerosene stove, clock, secretary, old buffet, gas stove, washing machine, wood-burning cook stove, pots, pans and miscellaneous housekeeping articles; and one or two pieces of farm machinery.
To reach the farm from the north one follows Route 729 from Ben Venue in a southerly direction for approximately two miles, to the mouth of the entrance to the farm on his right—a large mail box; to reach the farm from the south one would travel north on Route 729 from Culpeper about 15 miles to the said entrance and mail box.
The sale of the personal property will begin at 1:00 p.m., Eastern Daylight Savings Time, and the terms of sale will be CASH.
The farm will be offered for sale at the conclusion of the sale of the personal property upon the terms of not l^ps than ONE-THIRD (1/S) CASH, and the balance payable on or before Three (3) years from the date of'sale, thex deferred purchase money to be evidenced by the purchaser’s Three (3) Bonds, payable on or before One (1), Two (2) and Three (3) Years from date, their payment to be secured by the lien of a FIRST deed of trust, prepared and executed at the expense of the purchaser.
The farm will be offeied for sale jvith the privilege, of rejecting any bid or bids for inadequacy or otherwise and it will be offered for sale as a whole and not by the acre. There will be excepted from the offering the family cemetery situated upon the farm and approximately One (1) Acre of land adjoining the cemetery, and any sale and conveyance will be subject to a right-of-way from Route 729 to the cemetery; an adequate description of this bur-, den and exception will be available for inspection on the day of sale.
The terrain and boundaries of the farm can be examined at any time after the publication of this advertisement; the buildings and improvement upon said farm will be available for inspection by a prospective purchaser only on May 17, May 24, and June 1, between the hours of 9:00 a.m. and 12:00 noon, EDST.
