Tract f One 1) All that tract or parcel of land, lying and being situate in Wakefield Magisterial District, Rappahannock County, Virginia, containing 233 acres, more or less, being the same land that was conveyed to said Duvall E. Martin, et ux, by deed dated the 10th day of February, 1959, and of record in the Clerk’s Office of the Circuit Court of Rappahannock County, Virginia, in Deed Book 69 at Page 422 and more accurately described as Farms # 2,3,4, and 5 in a survey and plat made by C.M. Anderson, SWC, dated August 1920 and duly recorded in the Clerk’s Office of the Circuit Court of Rappahannock County, Virginia in Deed Book 30 at page 130.
LESS AND EXCEPT therefrom, however, 26.80 acres as shown on the plat attached to the deed dated July 8,1963 in Deed Book 79 at page 537.
AND LESS AND EXCEPT 44.088 acres conveyed by the said Witold Kuncewicz and Dorothy L. Kuncewicz, his wife, to Jane E. Allen by deed dated June 15, 1972 and recorded in deed book 103, page 511, among said county land records together with right of way 25’ in width reserved therein.
AND BEING the same property acquired by Witold Kuncewicz by deed dated July 8, 1963 and recorded July 10,1963 in Deed Book 79 at Page 537, among the land records of Rappahannock County, Virginia.
Tract # Two
All that certain tract or parcel of land containing 180.5 acres, more or less, (178.5 acres, more or less, being located in Wakefield District, Rappahannock County, Virginia, and being on the north side of State Route 647 and two acres, more or less, located in Jackson District, Rappahannock County, Virginia, and being located south of Route 647 at the intersection of this route and Route 637, together with dwelling situated thereon); and being the same tracts or parcels of land conveyed to the party of the first part by deed dated February 27, 1960, and recorded in the Clerk’s Office of Rappahannock County, Virginia, on March 30, 1960, in Deed Book 71 at Page 497.
The 178.5 acres, more or less, may be more particularly described as follows:
BEGINNING at a point on the Jordan River and following the bend of the Stream and continuing along State Route 637 to the junction of State Route 647 and then along State Route 647 in a northwesterly direction to a stake designated on magnetic meridian 1935 indicating a party fence line of the J.I. Rucker property and thence in a westerly line to the point or place of beginning.
The two acres, more or less, may be more particularly described as follows:
BEGINNING at a point at the junction of State Route 637 on the southerly side of State Route 647 and running thence in a southerly direction to a fence line indicated as the party division line of property held by the estate of the Cowgill family, thence running in a westerly direction and returning to State Route 647 and thence in an easterly direction to State Route 647 to the point or place of beginning.
AND BEING the same property acquired by Witold Kuncewicz and Dorothy A. Kuncewicz, his wife, by deed dated May 9, 1964 and recorded May 15, 1964 in Deed Book 81 at Page 331 amoog the land records of Rappahannock County, Virginia.
