Beginning at a large stone in the line of Fletcher, thence with his line S. 49 E. 10 chains to a dog-wood thence leaving his line N. 15-1/2 E. 6. chains to a red oak N. 49 W. 10 chains to a stone in the line of B.F. Sedwick, thence with his line S. 15-1/2 W. 6 chains to the beginning containing, 7 acres, more or less. "AND BEING the same property acquired by Witold Kuncewica and Dorothy A. Kuncewicz, his wife, by deed dated April 17, 1964 and recorded May 15, 1964 in Deed Book 81 at „ Page 322 among the land records of Rappahannock County, Virginia. TOGETHER WITH all the singular the tenements, hereditaments, easements, rights of way and appurtenances thereunto belonging or in anywise appertaining, and the reversion of reversions, remainder or remainders, rents, issues and profits thereof; and also the estate, right, title, interest, property, claim and demand whatsoever-of grantor, of in and to the same, and of, in and to every part and parcel thereof. TOGETHER WITH all machinery, apparatus, equipment, fittings, fixtures, materials, and articles of personal property of every kind and nature whatsoever, other than consumable goods, now or hereafter located in or upon said real estate or any part .hereof and used or useable in connection with any present or future use of said real estate and now owned or thereafter acquired by grantor, including, but without limiting the generality of the foregoing, all heating, lighting, laundry, incinerating, and power equipment, pipes, pumps, tanks, conduits, plumbing, lifting, cleaning, fire-prevention, fire extinguishing, refrigerating, ventilating, and communications apparatus, air-cooling and air-conditioning apparatus, shades, awnings, screens, storm doors and windows, stoves, refrigerators, attached cabinets, partitions, ducts and compressors.

TOGETHER WITH any and all awards of payments, including interest thereon, and the right to receive the same, which may be made with respect to the premises as a result of (a) the exercise of the right of eminent domain, (b) the alteration of the grade of any street, or (c) any other injury to-or decrease in the- value of the premises, to the extent of all amounts which may be secured by the Deed of Trust at the date of receipt of any such award or payment by beneficiary in connection with the collection of such award or payment. Grantor agrees to execute and deliver, from time to time, such further instruments as may be requested by beneficiary of any such award of payment.

The above property will be sold (by parcels) subject to all unpaid county real estate taxes. TERMS OF SALE:

The above-described property will be sold for cash. A deposit of five (5%) percent of the purchase price will be required of the successful bidder on the day of the sale. Purchaser will be allowed thirty (30) days within which to comply with the terms of sale. In the event the purchaser at said sale fails to comply with the terms thereof within thirty (30) days from the date of sale, the said property • will be resold at public or private sale, upon such terms as the Trustee may deem advisable and at the cost of the defaulting purchaser and the above deposit shall be forfeited. Examination ot title and all costs of conveyencing sail be at the cost of the purchaser.
