TERMS OF SALE: CASH

A deposit of Ten Percent (10%) of the sale price in cash or certified check may be required to be paid by the successful bidder at the time of sale with the balance due in cash or its equivalent at settlement which will be held on or before thirty (30) days from the date of sale at the office of the Trustee; terms of sale to be complied with within thirty (30) days after the date of sale or the above deposit will be forfeited, applied to costs of the sale, including Trustees fees, and the property shall be resold at the cost of the defaulting purchaser. Time shall be of the essence with respect to settlement All costs of conveyance, examination of title, State Grantor's Tax. notary fees, and other costs of settlement shall be at the expense of the purchaser

Information as to the status of record title and the improvements on the above described real property and all documents available to the trustee may be examined by prospective purchasers at the offices of the Trustee on Monday through Friday, inclusive, or each day (exclusive of legal holidays), between 8:30 a m and 4:30 p.m.

The Trustee reserves the right: (i) to waive the deposit requirement; (ii) to extend the period of time within the purchaser is to make full settlement; (ni) to withdraw the property from sale at any time prior to the termination of the bidding; (rv) to keep the bidding open for any length of time; (v) to reject all bids; and (vi) to postpone or set over the date at the time of sale or continue this sale from time to time; such notices of postponement or setting over will be in a manner deemed reasonable by the Trustee.
