On April 6, the Culpeper
Board of Supervisors will look at, once again, the application by Centex Homes to build 766 homes and 398,000 square feet of retail and office/employment space in the southwest comer of Clevenger’s Comer.
Clevenger’s Comer is located at the intersection of U.S. 211 and Route 229. It is about three miles east of the Rappahannock County line. The southwest comer is the one that now has a commuter parking lot.
This is a pivotal decision for Culpeper County.
In a sense, it is the culmination of over 25 years of planning. An approval of the Centex application will bring with it the creation of a water treatment system and a regional wastewater treatment plant. This, in turn, will lead directly to more building within what Culpeper County calls its Village Center Plan for Clevenger’s Comer.
The plan covers all four corners — deeply — at Clevenger’s Comer.
It will negatively affect Rappahannock County in regard to markedly increased traffic on U.S. 211 at Clevenger’s Comer, and increased developmental pressure, particularly in the Amissville area.
