Ms. Nash said it is her intention to deed her home and the proposed building to a 501(C)3 IRS taxexempt foundation she is in the process of setting up, so the new building would probably not be rented separately. The choreographers and dancers who visit Workspace are not charged and stay no more than a month, she said.
But some of the details concerning the foundation are still in “a process of development,” Ms. Nash told the planners.
Commission member Sharon Pierce said that in her mind, “The only real issue I see is the perfor- * mances . . . and how many people are going to be at the performances.”
Mr. McCarthy added that the “construction of the guest house is going to facilitate more performances.”
After a discussion about the level of use, Ms. Nash agreed to restrict attendance at performances to no more than 30 people and frequency to no more than four times a year, keep occupancy in the guest house below eight persons and residence there restricted to 80 days at most. She also consented to ban outdoor
