In areas subject to heavy development pressures, granting an easement affords the property owner a tax advantage. Since he has removed the development potential of the property, the tend is no longer taxed on the basis of its speculative or development value. However, in more rural areas, where most land is in agricultural use and development pressures are less, the tj^uadvantage is not so great.

Phil Irwin said that granting an easement decreases the chance that your property can be condemned by the state, under ‘‘eminent domain” for dams, highways or powerlines.
