“But I don’t think the B-2 (commercial) zoning accomplishes much — if anything—more than the agricultural zoning you’ve got now,” Miller responded. “I just wonder how much planning you’re doing when you get rezoned to B-2.
Fletcher recalled that the Co-op was first located in the old Sperryville Methodist Church and then the packing shed before recently moving to new quarters to accommodate an expanding business.
“Everywhere I look in that building, I see something stored. It looks pretty full to me . . . Ten, 15 years from now, they may need much more room.”
Luke told Fletcher that the requirements for screening, as well as other criteria, are stiffer in a commercial than in an agricultural zone under the county’s ordinance. “I just want you to know what you’re getting,” he warned.
“Do you want to go back and talk to your clients?” asked planning commission chairman Herbert Barksdale.
“He wants our recommendation, no matter what it is,” Miller interjected.
Fletcher agreed, noting that he then had the option of dropping the rezoning request or going on with the application to the board of supervisors. “I appreciate ? what you’ve pointed out,” he addecj.
Miller asked if the application couldn’t be amended to include less acreage with only® portion of the lot rezoned to commercial. Rezoning the entire 9.66 acre tract has been “the primary concern of people who’ve talked to me,” Miller said.
