The zoning ordinance would have to reflect the number of households the town’s water system could support and how many septic fields are available, though, said Miller. “Our zoning ordinance has got to be designed so that we don’t overtax our water system, and we don’t pollute everything around,” Miller said.

Mayor Kramer agreed with Miller, but said that the county master plan provides that residential areas will be in existing towns. “To me that makes sense to the limits of what our systems can support,” Kramer said.

Suggestions for the ordinance made by Mayor Kramer were that the town’s craftsmen heritage should be remembered. “I think that when we are considering the zones that we should recognize and differentiate between someone who has a small, homecraft operation and separate that from commei cial,” Kramer said.

Miller said that any structure in town that is destroyed, even if it is in non-conformance with the ordinance, should be allowed by the ordinance to be rebuilt as it was. “If a building is non-conforming, and they want to add a room, there should be a percent of the building that could be enlarged just as a matter of convenience,” said Miller.

Churches will also have to be addressed in the ordinance, said Miller, and he suggested that the ordinance provide for a percentage of enlargement and for the rebuilding of existing churches in the town.

Strider said that he would look into all of the council’s questions, and would consider all of the suggestions made.

The Town Council also decided to prepare ordinances that would allow the council to appoint a town planning commission and board of zoning appeals. A public hearing on the ordinances will be held during a special meeting on March 27 at 8 p.m., and the town zoning ordinance will be discussed further during the meeting.
