INVITATION FOR BIDS

Pursuant to a Deere© of the Circuit Court of Rappahannock County, Virginia, made and entered on the 21st day of February, 1985, in the partition suit brought by Elaine Metz, et als, against James Hamilton Comma, et als, the undersigned Special Commissioner hereby invites you to submit a bid for the house and approximately 12.01 acres of land owned by the late Estelle Brown of Amissville, Rappahannock County, Virginia. The land is a portion of the same land acquired by Mossie H. Brown and Estelle Russell Brown, husband and wife, by deed of Mossie H. Brown, et ux. dated April 19 1966 and recorded April 20,1966 amongst the land records of the Clerk's Office of the Circuit Court of Rappahannock County. Virginia in Deed Book 86 at Page 53. The terms of sale will be cash with 10% deposit within five days after the date of acceptance of the bid, with settlement of sale within thirty days after acceptance of bid. The sale will be subject to all valid and existing conditions, easements, rights of way, roadways, reservations, graveyards, and restrictions, if any, heretofore imposed upon said property by prescription, recorded deed or plat and which may be disclosed by an inspection of the premises or which may be binding thereon. The highest and best offer received for the property will be subject to confirmation or rejection by the Circuit Court of Rappahannock County, Virginia. Bids must be submitted to the undersigned in writing on or before noon, March 14, 1985, the time at which the bids will be opened. The highest bidder will be notified of the acceptance of his offer promptly upon acceptance.

All bids must be in writing and should be in a small sealed envelope and placed in a larger envelope addressed to the undersigned. All cash proceeds from this sale will be deposited with the Farmers and Merchants National Bank of Winchester, Virginia, General Receiver of fhe Circuit Court of Rappanannock County, Virginia.
