NOTICE OF TRUSTEE S SALE

By virtue of authority vested in the undersigned Trustee by certain deed of trust dated October 27. 1997 and recorded in Deed Book 136, Page 213. among the land records of Rappahannock County, Virginia, default having been made in the payment of the indebtedness thereby secured and in compliance with other terms of the note and deed of trust, and having been requested to do so by the holder of the note evidencing the said indebtedness, the undersigned Trustee will offer for sale at public auction in front of the Circuit Court, of Rappahannock County, Virginia on Gay Street, in Washington, Virginia, on:

Friday, November 20, 1998 at 3:30 p.m.

Eastern Daylight time,

all that certain real estate consisting of 0.5288 acres, more or less, on Route 211 in Sperryville, Virginia, situate in the Rappahannock County, Virginia, and all improvements and fixtures located thereon, more particularly described as follows:

Beginning at (A), an iron pipe found in the southern right of way Line of U S. Route #211, and corner to Chrisman, thence with said right of way line, N 80 57' 45" E 77.72 feet to (B), an iron spike to be set corner to the residue of Baldwin, thence with Baldwin as follows: S 10 02' 40" E 76.74 feet to (C), an iron pipe set. thence S 78 57' 26” W 27.43 feet to (D), an iron pipe set, thence S 10 17' 46” E passing through an iron pipe to be set at 3.11.76 feel in all to (E). a point in the comer of the Thornton River, thence with said centerline S 60 38' 39" W 52.82 feet to (F), a point, comer to Chrisman. thence with Chrisman N 10 17' 46" W passing through an iron pipe to be set at 20.00 feet, 427.81 feet in all to (A), the point of beginning, the said tract of land containing 0.5288 Acres, more or less AND BEING the same properly conveyed to Danny Ray Baldwin by deed from Thomas R. Baldwin and Cecil Baldwin, husband and wife, dated August 2, 1980, and recorded August 8, 1980 in Deed Book 136, Page 214 in the Circuit Court Clerk's Office of Rappahannock County, Virginia.
