Conservation District

CV 1

This district consists of all land areas having slopes in excess of 14 per cent. The purpose and intent is to protect the rugged steep terrain from erosion; to preserve and utilize the natural scenery associated with such terrain; to protect and preserve the forest and wildlife; to protect and preserve water source and quality. CV-1 District shall include D, E, and F slopes as shown on the accompanying zoning maps as follows: D-Slope 14+ per cent—25 per cent E-Slope 25+ per cent—45 per cent F-Slope45+ per cent

3-1 USE REGULATIONS 3-1-1 USES PERMITTED BY RIGHT 1) Pasture 2) Orchards 3) Conservation and preserves 4) Forestry 5) Outdoor recreation (non commercial) 6) Single family residence and accessory buildings 7) Family graveyards 8) Home occupations 3-1-2 SPECIAL PERMIT USES

All other land uses for land not zoned B-2 and permitted by right in 7-1-1 (17) shall be by special use permit granted by the Board of Zoning Appeals pursuant to an on-site inspection and public hearing.

Before granting or denying any special land use permit, the Board shall consider, 1) The land capability 2) Soil suitability 3) Topography of the land according to its proposed use. 4) Impact on the environment, including but not limited to historic values, scenic vistas, water sheds and wildlife. 5) The health and safety of persons residing or working on the neighboring properties. 6) The effect on taxable land values in Rappahannock County. 3-5 The provisions of

Article 3 shall apply in any other district to lands in excess of 14 per cent slope located therein.
