County, Virginia, at 11 A. M. offer end expoie to public sale that certain Swim Chalet Village and Hunt Club situate 1 % miles southwest of Sperryville and on U.S. Highway 211, on 1.69 acre, more or less, situate in Piedmont Magisterial District, Rappahannock County, Virginia, adjoining the lands of Frank Fitzhue and others and being the identical real estate conveyed to John W. Eanes and Edna V. Eanes, his wife, by deed dated August 24, 1949, of record in the Clerk’s Office of Rappahannock County, Virginia, on September 10, 1949, in Deed Book 52 Page 299.
This real estate is being offered subject to that certain prior deed of trust conveyed by Edward L. Andrews and Theresa V. Andrews to R. V. Snead, Trustee, by deed dated May 15, 1948, duly of record in said Clerk’s Office in Deed Book 50 Page 290 which deed of trust as of the day of sale is believed to be in the sum of 613,500.00, the true amount and the'interest thereon will be announced on the day of sale. ’

One-third of the purchase price in cash on day of sale, the deferred installments of said purchase price to be evidenced -by the negotiable homestead waiver bends of the purchaser, due and payable on or before one and two years after the respective dates thereof, with the right given the purchaser at the said sale to anticipate the deferred installments and pay the entire purchase price in cash, and in the event sale is made upon the basis of one-third cash and the balance in installments then said installments to be secured by deed of trust upon said real estate with fire insurance policy taken out in some good and solvent fire insurance company on the buildings on said real estate in an amount at least e^ual to the deferred installments if possible to so insure for and if not, and in such event, then in an amount as near to the deferred installments as passible to insure fog with loss mortgage danse payable to the Trustee as seearity for the eventual payment ef the deferred installment*.
