Whjpjp) this ? Folks have been building, buying and selling land for years before we had a soil survey. Yes, that’s true but during these years there were lots of mistakes made that probably were costly to correct. Some installations you invested in are even now only partially satisfactory and can’t be made perfect at any price. We have people who bought but learned later they had made an unwise decision winding up with an impossible situation.
How can the seller benefit? Simply because consulting the soil survey can enable him to lay out lots that will be more saleable, or possibly save him money in locating and constructing streets etc, etc.
Here in Rappahannock there are soils with engineering quail ities entirely unsuited for sep^ tic tank disposal fields. You can’t have a basement in your home on some. There are soils that are suitable one season of the year and not others. Likewise there are doils well adapts ed to all sorts of construction.
Being so close to the mountains our soil types are mixed; a dab of good soil here and poor right next to it.
