ne option to buy land is like paying the seller a down payment to reserve the right to buy his land during a specific period of time- If the purchase is not made, the option money is forfeited. If the purchase is made, the money is applied to the sales price.
A variation of the standard land option is the "escalator option" which is most often used to naildown relatively large tracts of land for long periods of time...especially when the land's value will probably increase over the next few years.
