ing to an empty, deteriorating building with environmental problems that is not contributing taxes,” Luke said. Furthermore, the county is concerned with maintaining control of the industrially zoned property, so that an undesirable industry does not situate there, Luke added.
The board may want to down zone part of the property from industrial to agricultural, McCarthy said. Industrial zones permits carnivals, fast food restaurants, auctions, truck sales and service, and bus terminals, to name a few of the many uses that are permitted by right. Five acres with the plant could remain industrial and the remainder of the land could be rezoned agriculture, he said.
Since the board toured the facility in August, it authorized Luke and McCarthy to obtain estimates for putting the facility into an income producing state.
“We know what it’s going to cost to rehabilitate,” said Luke. He would not comment on those costs except to say that the board was looking at the property as being a revenue positive enterprise.
“The county intends to get more money out of it than it spends,” Luke said. The county will have to spend some money to buy the property and fix it up to get a tenant, but rental income would be such that after a period of time the county would make money.
