Carrier explained several advantages of easing one’s property:

• It is possible to earn tax credits on the value of the land, which can be brokered and sold, and afterwards turned into hard cash. This cash can be used to support the farm or pay the inheritance tax when the time comes.

• Easements can be of great value if a landowner wants to sell property that was purchased several generation ago. If the land was bought at $100 an acre and is being resold at a present day rate of $10,000 an acre, the capital gains taxes would be enormous. However, if the property has been eased then these taxes do not have to be paid.

• Dividing the property as little as possible is also key. Carrier said there is a misconception that the fewer lots into which you break the property, the less value it will have, as there are fewer lots to sell.

In Carrier’s experiences this theory has not held up, since wealthy people today are looking to purchase large pieces of property.
