Rappahannockans have been casting worrie and jaundiced eyes upon their new county property assessments since they came out a couple of weeks ago. Many are worried about property taxes after seeing increases averaging 80 percent. Because the tax rate goes down when land values go up, higher land values do not cause higher tax bills. Other factors, like inflation, insurance hikes and pay raises cause higher taxes. But, in general, higher land prices do not. 1

The tax rate is the same for all land. But not all land is taxed the same. There are about 136,000 acres of private land in Rappahannock County. According to preliminary, approximate figures from the Commissioner of the Revenue’s office, roughly 118,000 acres of land are in land use taxation. Of those, about 22,000 acres have permanent conservation easements. Some 18,000 acres of land - owned by maybe half the households of the countyare taxed without any relief.
