Conservation easements are a proven method of keeping open spaces intact and productive. A landowner donates a conservation easement to a nonprofit or government agency, permanently relinquishing the right to intensively develop their property, in order to protect the land’s special attributes. Title and all other property rights—including rights to sell, gift, or bequeath— remain with the landowner, as does the right to use the land in any way that doesn’t harm its recognized “conservation values,” which may include agriculture, forestry, wildlife habitat, historic sites like battlefields, or scenic areas viewable to the public.
