“DOES RAPPAHANNOCK County have any assurance that someone else can’t crossdrill and get our oil?” asked Ed Harris of Huntly in mock seriousness.
He didn’t know about any oil deposits. Irwin said, and had only mentioned the map so the Planning Commissioners would know it will soon be available.
Irwin then questioned the minimum lot size of two acres in an agricultural zone. “This just seems philosophically wrong to me. Agriculture is considered by many to be the highest form of land use in the county. I’m just curious. Why did we give it only two acres?”
Pete Luke said he was one who had strongly recommended the two-acre minimum. Luke said his reasoning was to assure that there was land available for homesites for the “working class man.”
“If you have to buy 25 acres at a time at $1,000 an acre, that gets pretty steep,” he said. However, Luke added that a lot of the land in agricultural zones is also in flood plain, thus eliminating many possible two-acre building sites. Newbill Miller said he still agrees with the twoacre minimum. “It was really intended to take care of many of the father to sor or daughter transaction. If a subdivision larger than five lots was sought they’d have to apply for a rezoning anyway.”
