certain tract or parcel of land, with all buildings and improvements thereon and appurtenances thereunto belonging, situated, lying and being in the : Town at Washington, Hampton Magisterial District, Rappahannock County, . Virginia, and described as follows:
TRACT #1: “Beginning at an iron pipe (found) on the west side of Gay Street :and running with the* west side of Gay Street N. 18 degrees 00’ E. 190.0 ft. to a point 0.3 ft. N. 72 degrees 00’ W. from an iron pipe (found), thence with the .Episcopal Church lot, N. 72 degrees 00’ W. 87.7 ft. to an iron pipe, thence continuing just outside of the fence around the Brumfield Parish, N. 19 degrees 06’ E.15.0 ft. to an iron pipe, thence with the Parking Lot (now owned by the Church) N. 71 degrees 45’ W. 78.0 ft. to an iron rod driven at the corner of lJ the rock walls, thence along the inside of the cement walk, S. 18 degrees 15’ ' W. 205.3 ft. to an iron pipe driven beside a large corner fence post, thence with the lot owned by Bridges (formerly Lea), S. 72 degrees 00’ E. 166.3 ft. to the beginning, and containing 32,702 sq. ft. or 0.75 acre.’’
TRACT 92: “Beginning at an iron axle (found) on the west side of Main Street, and running with L.V. Merrill’s lot, N. 71 degrees 30’ W. 174.0 ft. to another iron axle (found), thence with L.V. Merrill’s land for the most part and with Flyntt’s lot in part, S. 18 degrees 00’ W. 130.0 ft. to an iron pipe driven beside a large corner fence post, thence with the old fence and Mrs. Pullen’s line, S. 71 degrees 30’ E. 172.9 ft. to an iron pipe driven on the west side of Main Street, thence with the west side of Main Street, N. 18 degrees 30’ E. 130.0 ft. to the beginning, and containing 22,549 sq. ft., or 0.517 acre.”
The real estate herein described is the same tract or parcel of land which was conveyed to Peter H. Kramer and Joyce G. Kramer, husband and wife, herein by Edward J. Clopton, et als, by deed dated September 4, 1973, and recorded in the Clerk’s Office of Rappahannock County, Virginia, in Deed Book 108, page 641.
