REAL ESTATE in the primary business of Rappahannock County. The value of real estate traded in 1973, as reported in the public records, was $7.6 million, which greatly exceeded the value of retail, agriculture and other sales. Most of the real estate sales are to non-resident owners in parcels of less than 50 acres. If the land market of Rappahannock County continues to transfer small holding to non-residents at high prices, agriculture will not be able to compete for land.
But a clear majority of landowners in Rappahannock, both residents and particularly non-residents, want farming to continue. They recognize that agriculture is responsible for most of the scenic and cultural qualities that make Rappahannock a desirable place to live. The solution to the land use policy problem may be found in improved tenure arrangements, including a better rental market, restrictions on the “parcellation” of farms, attraction of new purchasers into villages and more intensive units, and an awareness of Rappahannock County citizens for a county land use plan.
