and resident owners to have more valuable land than non-residents. The effect of building on the parcels in the survey is more that $3,600 per acre. This represents not only the value of the buildings, but the generally higher site value of land suitable for buildings. Increasing land values will encourage increasing density of settlement and more building, which will in turn increase the competition for land and prices.
Some of the same forces affecting building affect parcel size. Subdivision historically has been associated with an increase in per acre value. The price of land per acre is lower for large acreage, with the exception of 3 to 50 acre tracts of land without buildings.
This exception could be due in part to existing ordinances and the popularity among subdividers for breaking farms into divisions of not below 25 acres. Lots below 25 acres require wider roadway dedications and other more strigent subdivision requirements. The more recent, hence higher valued, sales have favored the 15-50 acres category.
