When you buy real estate, your tax benefits start immediately. For example, property taxes paid at the settlement are deductible. Usually, these taxes are pro-rated between the buyer and seller so that each pays his respective share. In some localities where the property taxes are paid during the following calendar year, the buyer's deduction is taken during the year the taxes are actually paid.
