WASHINGTON, VIRGINIA Pursuant to the provisions of a deed of trust executed by Donnie W. Welch and Joan Moorefield Welch, to Douglas K. Baumgardner, et al, Trustees, either or both of whom may act, said deed of trust being dated June 1, 1978 and recorded June 2, 1978, in the Clerk's Office of the Circuit Court of Rappahannock County, Virginia, in Deed Book 128, at Page 48, to secure the payment of a debt therein described, default having been made in said deed of trust by virtue of a violation of the conditions imposed therein authorizing the holder of the note to declare the entire indebtedness due and payable, the undersigned, Douglas K Baumgardner, Sole Acting Trustee, having been requested to act by the holder of said obligation, will offer for sale at public auction, to the highest bidder or bidders, at the front door of the Court House in Washington, Virginia on Friday, March 7,1980, at 12:00 Noon (EST) all that certain tract or parcel of land, with all buildings and improvements thereon and appurtenances thereunto belonging, situate, lying and being on the south side of State Route 647 in the Wakefield Magisterial District, Rappahannock County, Virginia, and bounded and described, according to a plat and survey of J. I Coveil, C. L. S, dated April 18, 1978, as follows, to-wit: “Beginning at a point in the south tine of Rt 647 in line with a fence on the east side of a farm outlet, a corner with Gardiner, thence with the south line of the road S 84-27-26 E 400 00' to an iron pin, new corner with the remainder of the tract; thence a new line with Moorefield S. 5-43-09 W. 113.60' to an iron pin at a wire fence line, a new corner; thence continuing with Moorefield, the line with the fence, N 84-42-49 W 400.00’ to a post, corner of the wire and board fences; thence with the board fence on the east side of the farm road N. 5-43-06 E 1115.39' to the beginning. This lot contains 10.234 Acres."
