When you decide to sell your home, the single most important factor in the sale is PRICE. The way you use your price-setting power will determine several factors: how quickly the house will sell, how difficult it will be to find a qualified buyer, and how much profit you stand to gain.

What happens if the price you set is too high? Consider the serious homeseeker whose requirements your house can fill. Suppose there are three such houses available in the area, and the other two carry more realistic price tags. Will that potential buyer even take the time to view yours?

It's not healthy, financially, for a home to sit unsold for a long period of time. The first month of iniital exposure to the market is generally considered "prime time" for obtaining the best price. Residential real estate specialists agree that very often the first offer received turns out to be the best one. Don’t lose this window of opportunity by overpricing.
