All that following described tract or parcel of land, together with any buildings and improvements thereon, and privileges and appurtenances therewith connected, situate, lying and being about one and one-half (1 'A) miles Southwest of Amissville in Jackson Magisterial District, Rappahannock County, Virginia, known as Tract X’ of the “AYLETTE GREEN TRACT and described as follows according to a plat and survey made by Curry T. Guinn, Jr„ CLS. dated March 8, 1972, to-wit:
Beginning at the Southwest comer of the tract being surveyed (which is the Northwest corner of Tract “B"), a point in route 611 marked by an iron driven on the East side of said road and running along the middle of the road North 16 degrees West 350 feet to a point in the middle of the road marked by an iron driven on the East W 165 feet to an iron, South 2 ’/? degrees East 190 feet to an iron at the Northeast corner of Tract ‘B" thence, with Tract "B”, South 77 v2 degrees West 860 feet to the beginning and containing seven and thirty-two one hundredths (7.32) acres', more or less.

The property and improvements will be sold in as is physical condition without warranty of any kind. TERMS OF SALE: A non-refundable bidder's deposit of $24,000 by cashier's/certified check required at time of sale except for the party secured by the Deed of Trust. Risk of loss on purchaser from date and time of sale. Balance of the purchase price must be paid by cashier's check within 14 days from sale date. Except for Virginia Grantor tax, all settlement costs and expenses are purchaser's responsibility. Taxes pro-rated to the date of sale. Purchaser is responsible for obtaining possession of the property. If purchaser defaults, deposit will be forfeited and property resold at the risk and cost of the defaulting purchaser who shall be liable for any deficiency in the purchase price and all costs, expenses and attorney's fees of both sales. If Trustees do not convey title for any reason, purchaser's sole remedy is return of deposit without interest. This sale is subject to post-sale audit of the status of the loan secured by the Deed of Trust including but not limited to determining whether prior to sale a forbearance, repayment or other agreement was entered into or the loan was reinstated or paid off; in any such event this sale shall be null and void and purchaser's sole remedy shall be return of deposit without interest.
