The applicant, Rappahannock Ski Corporation, a corporation organized under and pursuant to the laws of the Commonwealth of Virginia, is the owner in fee simple of a tract of land lying and being situate in the Hampton Magisterial District of Rappahannock County, Virginia, containing 368.5 acres, more or less. The applicant requests a special permit to use said property as a commercial ski area as well as for the following purposes, to wit; (a) the construction and operation of slides upon which gravity propelled sleds can be ridden; and (b) the rental of skis and ski equipment; and (c) the rental of areas for the sale of arts and crafts; and (d) the rental of areas to Rappahannock County farmers as a farmer's market for the sale of farm produce; and (e) providing horseback riding instructions and trail riding; and (f) the sale of tennis privileges, swimming privileges and hiking privileges; and (g) the operation and construction of a miniature golf course; and (h) providing facilities for dancing and musical entertainment, which shall NOT include musical festivals of any kind; and (i) to use the said property as a recreational area for the aforesaid and similar uses, which SHALL NOT include amusement parks, roller coasters, rock concerts, subdivisions, or any use that is incompatible with the agricultural-recreational
