Don't assume that all real es tale investments are multi-million dollar deals bought and man aged by others, then packaged for a limited partnership or stock. There are. what we call, do it yourself investments: Properties that are bought and managed di rectly by you. Many investors start this way and do very well at it.

The simplest do it-yourself in vestment is a second home, either for a combination vacation/rental property or exclu sively for rental purposes. This could be a house or, increasingly, a condominium.

Your tenant will usually cover all maintenance expenses, and if you have thought through your purchase with the rental market in mind, the rent you get will be sufficient to cover your debt service. You should get a reasona ble tax-deferred cash flow, possi bly some extra tax losses, and the potential for significant increase in value.

It's easier to get into the single family investment market because so many more of these units are available It's also faster and simpler to get out
