He continued that a farmer’s view of his property as money in the bank was a “totally understandable attitude” but Bird maintained that only the first few to sell out to indiscriminate developers would make money. “The ultimate effect will be negative,” he insisted.

Bird, who is an attorney, said he believed that easements would stand up to any court tests challenging the validity of restrictions placed on land use by previous owners. He noted that easements are recorded in the clerk’s office so that a prospective buyer is put on notice that the easement exists prior to purchase. In addition, said Bird, the buyer will be paying a price for the property that' reflects the easement and will possibly accrue tax benefits from a reduced rate applied to land with an easement. “It seems
