A house on 7,538 square feet in Sperryville was assessed at $58,000 and sold for $75,000. And a house on 1.6 acres in Woodville was assessed at $128,600 and sold for $158,000. In the case of this last sale the assessment was for 2.7 acres. A 1.1-acre parcel was sold separately for $24,500.
The sum total of all of that is that properties assessed at $1.28 million sold for $1.24 million. All told those properties were assessed at 3.2 percent over their actual selling prices.
This is too small a sampling to be statistically significant. A more thorough study would require comparisons for all sales recorded in 1991.
