What if the county rolled over and accepted sprawl, but “ concentrated it in one area, say between the Culpeper County line and Amissville, along U.S. 211. Amissville is already split by four lanes of U.S. 211 and the route is a main commuter route as well as the highway used by tourists on their way to Shenandoah National Park.
U.S. 211 has the highest traffic counts in the county and is being watched carefully-/ by outside developers. As soon • J as traffic levels reach a certain \ • threshold, franchises will [ move in. The land is relatively !• wide and flat, characteristics '» appreciated by both residen- J tial and commercial interests. > Homes and businesses are 'J already strung along U.S. 211, > and housing projects are in ;» place or underway just over • * the Culpeper County line. !• Maybe concentrated tract’5 housing would work. !*
